Brixmor Reports Record 95.6% Retail Occupancy and Raises 2026 Forecast
The US shopping-center landlord lifted its annual funds-from-operations forecast and quarterly dividend after stronger leasing, although reported net income declined from a year earlier.
Brixmor Property Group reported record leased occupancy across its US shopping-center portfolio on October 26, 2026, and raised its full-year operating outlook after signing new and renewed leases during the third quarter.
The company said 95.6% of its space was leased at September 30, with anchor tenants at 97.0% and smaller shops at 92.8%. These are leased occupancy figures, not a statement that all space is already generating rent. Brixmor reported approximately 149,000 square metres of new and renewed leases during the quarter, with a 25.3% increase in rent on comparable spaces.
Same-property net operating income increased 6.6% from a year earlier. Funds from operations, or FFO, a commonly used supplemental measure for real-estate investment trusts, rose to $184.6 million, or $0.60 per diluted share, from $172.3 million, or $0.56. By contrast, net income attributable to the company fell to $87.8 million from $94.2 million. FFO and net income measure different aspects of performance and should not be treated as interchangeable.
Brixmor now expects full-year 2026 FFO of $2.36 to $2.38 per diluted share, compared with its previous forecast of $2.35 to $2.37. It also narrowed and raised its forecast for same-property net operating income growth to 5.50%–5.75%. Both figures remain projections rather than completed financial results.
The board increased its quarterly dividend by 7.3% to $0.33 per share, payable in January 2027 to eligible shareholders. The company also highlighted leases signed but not yet commenced that represent approximately $68.9 million in annualised base rent; this amount should not be interpreted as revenue already collected.
Separately, Brixmor is pursuing its previously announced transaction with Everview Partners involving Slate Grocery REIT. That September agreement was not a new October 26 acquisition and remains subject to closing conditions. The fresh development is Brixmor's third-quarter leasing and financial disclosure, released at 16:05 US Eastern time on October 26, outside the preferred last-hour window.
